HVIDSTEN GROUP

Hvidsten Group is a privately-owned commercial real estate development and investment company based in Bangkok, Thailand. The company takes great pride in its affiliation with Hvidsten Eiendom AS, who for three decades has experienced success with its property concepts in Scandinavia.

In Thailand Hvidsten Group has successfully brought large scale projects from concept to construction stage. Hvidsten Group has sold EIA approved projects with building permits to other investors and developers, totaling 397,000 sqm of GFA on 27 rai of land in Pattaya. These projects included residential, retail and hospitality elements.

A History of Inspiration

Norwegian property developer, Hvidsten Eiendom AS, was founded in July 1991 by Mr. Arne Hvidsten, and launched its first project development in 1995. During nearly 30 years the company has delivered a diverse range of property types, accomplished through acquisitions and development of projects in Scandinavia, where Hvidsten has covered all asset classes including retail, restaurants, hotels, offices and residential space.

In Scandinavia Hvidsten has specialised in the conversion of commercial real estate into residential and mixed-use developments – usually with a young and modern character.

At a very early stage Hvidsten pursued the rebirth and restoration of some of the older districts of Oslo. The strategic foresight to restore historic properties has paid off as previously neglected neighbourhoods have been transformed into active and vibrant communities populated by businesses and private residents.

Urban renewal has been a trademark of Hvidsten from its outset and this has earned the company an edge in the marketplace. The drive to preserve history for future generations is part of Hvidsten’s commitment to enhancing the environment and giving back to society.

Over time Mr. Arne Hvidsten has built a distinctive company profile, with Hvidsten earning a unique reputation for creating original and novel property developments and marketing campaigns. As a familiar character in Norwegian business circles and the media industry, Mr. Arne Hvidsten has often been invited to hold speeches at business events and meetings. Hvidsten Eiendom AS has also been used as a case study for successful marketing and communications strategies in Scandinavian business school curriculums.

As a highlight, The Villa Park building was part of one of the finer districts of Oslo. It was built around the Royal Palace during the latter half of the 1800s. Its elegant design and special location made Villa Park an important part of this noble and historic area designated for conservation. Villa Park was re-designed from an aged residential mansion into a Serviced Apartments Hotel, and Hvidsten Eiendom AS undertook a comprehensive rehabilitation process which restored the building to its original state when they took ownership of the property in 1999. The interiors were fully refurbished under the premise that apartments would be modern and functional units whilst retaining many of its historic elements. The process was conducted in cooperation with the Cultural Heritage Management Office of Oslo.

The Attraction of Thailand

South East Asian countries have long competed to attract tourists from all over the world. Over the years a notable extension of tourism has become apparent – namely the Retirement and Second Home (RSH) market. Nowhere is the emergence of the RSH market more evident than in Thailand’s most popular resort destination, Pattaya. A combination of increasing numbers of visitors and recent infrastructure improvements have made the city one of the fastest evolving resort markets in Thailand and possibly Asia over the past decade.

The Thai government’s priority focus has been on EEC for infrastructure: such as the U-Tapao Airport and its adjacent Airport City; a high-speed rail track connecting three airports between Bangkok and Rayong; new highways; and the expansion of the Laem Chabang deep sea port.

Moreover, the character of Pattaya and its surrounding areas have changed markedly, with a strong focus on lifestyle, family and sports. All of these initiatives, as well as the diversity of international schools, private hospitals and sport clubs, make the area a viable destination for relocation, retirement and expatriate leasing, leading to a growing global appeal and demand for quality homes.

WHY NA JOMTIEN?

Apart from its beautiful surroundings, Na Jomtien has also emerged into a core connection point in Thailand’s impressive new infrastructure and business initiative, the Eastern Economic Corridor (EEC). While Wongamat has traditionally been the leading neighborhood for high-end property, it has become increasingly densely developed and Na Jomtien has emerged as a premium location for its lower density, quality of beaches and superior access from Bangkok, Suvarnabhumi and U-Tapao, compared to Wongamat.

During the next few years Na Jomtien will see a convergence of infrastructure projects that will place this previously unfamiliar destination on the map and radically increase property values in the area. Around 2028, the completion of a high-speed rail link and an international airport expansion will radically reduce commuting time to the area, both from Bangkok and abroad.

Hvidsten Group is planning a major investment in the destination, which will become a major boost for the local economy during the project’s progression and following completion. Hvidsten Group see great potential in EEC and expect developments under it to have a positive effect on our business.

MAJOR EEC INITIATIVES

A new highway from Bangkok to Rayong, bypassing Pattaya City, opened in 2020, exiting at Sukhumvit Road just 1.5 km away from Hvidsten Group’s new project. A new high-speed rail network connecting Thailand’s three major international airports – Don Muaeng, Suvarnabhumi and U-Tapao – is slated for completion ca. 2028, with the high-speed rail station for Pattaya to be located only 2 km from Hvidsten Group’s Na Jomtien project site. U-Tapao International Airport, a short 25-minute drive from the project, is due to undergo a major expansion over the next few years, increasing its capacity at completion to 15 million travelers per year. With all these new initiatives in place, Hvidsten Group’s new project at Na Jomtien is perfectly positioned to capitalise on a higher volume of visitors and improved accessibility.
